We are currently looking at renovating and extending our house. The draftsman has come up with two plans... but we can’t decide between the two? Hoping to get opinions on both plans and maybe people experiences on either regretting they didn’t extend bigger or regretting they blew their budget... Plan 1, is a smaller extension, less internal rework of existing property and comes in (roughly) on budget... Plan 2, is a larger extension, more rework of existing property and comes in roughly 40k over our budget, however gives us a lot more bang for our buck. We don’t know wether to just do the smaller plan that’s within budget or make the stretch now to get a better outcome for the future. I don’t know if this is our forever home, but it is for the foreseeable future, we love he location. We are also not fussed about most things people consider ‘must haves’ such as walk in pantry, walk in robes, seperate toilet, these things were on our ‘nice to have, but not essential’ list. We are a two adults and a 3 year old, no more kids planed in the future. I should add that both plans need a little tweaking still... plan 1 master will have a wardrobe taken from bedroom 4. It's simpler and I feel like the second plan doesn't add much more. Only thing I'd recommend is to extend the dining area a bit more. Trying to figure out if 40k worth of extra in the second plan is worth it... it’s so hard! I have done the calculations a million times with that dining area and the steps and I think your right, it needs a bit more room... thank you x Re: Help with house plans 9Sep 05, 2019 11:36 pm Definitely the first plan, the second plan the kitchen is facing away from the alfresco and just seems no connection to it. Do you really need that 4th bedroom? If only the one kid I’d get rid of that 4th bedroom, open it up so it can be utilised as the meals/dining area with direct access into alfresco and have the kitchen in that entire area, could have an extra Long Island and a great pantry (even though you not fussed by one but you wouldn’t regret it).
