Initially we wanted to put an extension to the back of the house and renovate the house to live in. However cost has come up to the point that we are thinking whether we just knock down and rebuild. Will appreciate your input. We were planning to knock down the back wall and put a living area+ master bedroom with en-suite in the extension (approximately 33sqm2) Will need to renovate the kitchen and bathroom as well House contains asbestos so that needs to be removed and re cladding done on the external wall of the house Electrician told us wiring is very old and the whole house needs re-wiring which will cost $ 25000 So the estimate has come to 1. Asbestos removal $10000 2. Re cladding and insulation $10000 3. Extension 33m2 of the main house. Living room plus main bedroom with en-suite $80000-100000 4. Redo kitchen $30000 5. Redo bathroom $10000 6. Knock down and build double garage $40000 7. Internal wall painting and flooring $10000 Regards 8. Re wiring of the whole house $25000 9. Deck $5000 This will come to $240000 so far. Iām a bit worried there will be more surprises coming up. We have been quoted 1600/sqm2 for new build (including council application)and we are thinking about 180sqm2. Demolish will cost about $20000. We are looking at early 300k for new build. What do you guys think? Have you purchased the House, or are you looking at purchasing the House 2. In-response to 1. above, the methods used are different as you don't want to waste too much time on the wrong property 3. Asbestos removal $10000 - Depending on how much there is. 2. Re cladding and insulation $10000 - If there is nothing wrong with the existing cladding, perhaps painting over may be the best option. Adding extension, that is where there is a need to add cladding. If you do the whole house, you are looking at over 30K depending on what kind of cladding you go with. 3. Extension 33m2 of the main house. Living room plus main bedroom with en-suite $80000-100000 - Seems right. Check with the council though. If you go over FSR or something, can cause you future issues with the council. 4. Redo kitchen $30000 - Too much, 20K will get you a decent kitchen installed including stones. 5. Redo bathroom $10000, if not moving the shower and vanity, etc around, meaning plumbing remains, it may cost lesser. 6. Knock down and build double garage $40000 - There is a way to use the existing slab and expand on its side. If you are getting colourbond Garage, you'll have it all done in 20K, including remote roller. However, if you are thinking brick or something, that will cost about 40K (may be more) 7. Internal wall painting and flooring $10000 - Painting alone is a 10K job. Flooring, if you are tiling, its more like $50/m2 labor + lets say $50/m2 tiles (or you have have expensive taste $200/m2). Hardwood like spotted gum is around $100/m2 give or take + around 3-5k for installation. Laminate boards cost less, but why change then. Regards 8. Re wiring of the whole house $25000 Could be less. If there are downlights already, why rewire. Plus its a single story house, they will run a separate line to the extension, no problems. I see electrical costs less than 5k unless there is something about the existing wiring that we are not told about. 9. Deck $5000 - If you are building using pine, with hard wood the material and labor are both costlier. Me recommendation these days is that make the deck using pine, nothing wrong with it, stain it something dark and it comes out brilliant. Only exception being, instead of any nail, use treated pine screws instead. Will cost slightly more, but will last nicely. Perhaps add a pergola, with some kind of roofing. If you want light, go with those transparent sheets or just plain old corrugated sheets. If fancy is not what you are after, these are functional things. if there is some protection from rain and noon sun, the deck will last much much longer, will not need to be restained or sanded as much or perhaps once in a decade. We just bought the property initially thinking to renovate it but the cost has added up quite quickly In terms of rewiring for the house - I have had two electricians going through to look at the house and the wiring is original wiring so they say the whole house needs to be rewired including the connection to the pole on the street. I will be getting more quotes but that's what I have got so far Cladding - I'm thinking whether or not to do cladding for the whole house. Why I ask is that, in and of itself asbestos does not harm anyone, only when airborne and we breathe in its terrible. Removal is expensive, then fitting something where they used to be is the second cost, and I'm thinking if this exercise is needed at all?
