Browse Forums Renovation + Home Improvement 1 Jul 31, 2018 10:48 am Would you expect that a renovation including an extension would normally include the wall linings and ceiling (gyprock) to the extension unless otherwise stated as an exclusion? Background: We are 3/4 way through a reno which includes a demolition of verandah and an extension of 1.5m beyond the previous verandah to result in a new/expanded living area. There has been a roof reconfiguration to bring "everything under main roof". Builder says that as my husband offered to be a "labourer" for him to save money (which builder agreed to and gave us forms to fill in along the way) he did not include the linings (either cost thereof or labour) in the initial cost as my husband said yes he could do the gyprocking time permitting (as husband still works full time) when we were in the quoting stage prior to signing the contract. If that was going to be excluded we feel it would have been reasonable to state that in the contract not just exclude it. Seeking what is "usually/reasonably" included or if all linings etc should be specified in the contract.. Re: Are ceilings and wall linings usually included automatic 2Jul 31, 2018 1:34 pm The arrangement sounds a bit messy to me, and I think the builder probably thought he was doing the right thing to keep costs down - it’s sort of understandable to me how you got here. Was everything else contracted? For example, was you husband's involvement as labourer noted in the contract? You might have to carefully discuss the issue with the builder to get to a win-win outcome, rather than get noses out of joint. Correct, That should have been stated in the specifications which form part of the contract. Careful discussion has been attempted in writing, and as its not specified, he says not included. we would have to challenge further. I feel if I have enough outside professional support that this is the "usual" case I could challenge further. Thank you for taking the time to reply. We are also not real happy with quality of cornice and ceiling repairs already done in new ensuite (new cornices fell down and old ceiling dropped during roof reconfiguration).
