Browse Forums Renovation + Home Improvement 1 Dec 15, 2016 9:06 pm Hi all, We are having some serious dramas with our builder during a renovation. We've extended our kitchen (concrete slab) with a timber frame construction due to site constraints. The timber floor extends over old slab and the timber frame and is all over the place with low and high spots everywhere. I've measured height differences (over 2m) of up to 16mm over the new timber frame and 12mm over the old slab. The builder has "levelled" (his words) the old slab before starting. I've measured according to this http://www.vba.vic.gov.au/__data/assets ... s-2007.pdf. Also found the tolerances for timber floor in there saying: "Floor levels within a room or area are defective if they differ by more than 10 mm in any room or area, or more than 4 mm in any 2 m length.". Obviously we are way out. Now with the old floor he's telling "he's been working to existing" and he can't to anything about it. Previously there was a slate on the slab and we didn't notice any height differences. Sure I understand that renos are not perfect but more than 1cm over 2m doesn't seem acceptable at all, esp as it's noticeable humps. Does anyone have experience with that? We've got a standard HIA contract and we're in WA. I dont like Guide to Standards and Tolerances but its perfect for you because its telling you yes you do have a problem. I can't help you in WA but find a good building consultant to help you, someonte that will stand up to the builder and make him blink. Look at qualifications experience and track record. Yes, I was after something in "black and white" which I can rub under his nose, so it's perfect for that. I am especially annoyed about the 'built to exiting' phrase he used, especially as he tried to prepare the floor. I wrote him a nice email and said basically it's unsatisfactory and asked him what he intents to do (he's gone a bit into hiding). Let's see how it pans out. I'm very well prepared to take it to the building commission/lawyer should it come to that. If anyone can recommend a building consultant or similar, please let me know.
