I would imagine it's from years of moisture sitting behind. Short of ripping the cladding off and Sarking that side is there any solutions any one can suggest? I have aquacheck to replaster and sarking i was going to use on the roof. Would a possible solution be sarking the gyprock side and aqua check after sealing up as many gaps etc in the external wall? No point installing new plasterboard etc inside if the timber frame is continuously wet otherwise it will eventually rot if it hasn't started to already. It is coming in from the outside isn't it and not the result of faulty pipework in the wall ? Personally I'd strip the internal lining off on the wall in question and have a good look before doing anything else.
