Browse Forums Renovation + Home Improvement 1 Jan 03, 2013 11:11 am Im interested in building a fully self contained bungalow/granny flat. I've been looking at flat pack prefab dwellings from China and they seem really good value. What's the quality like with these things? Obviously it's not going to be that great, but is it suitable enough? The one I've been looking at is steel framed, 75mm eps sandwich panel walls and roof, 12mm plywood flooring, tiling in toilet/bathroom, and most all interior fittings. Almost ready to live in. All for a reasonable price inc shipping. Do these kind of prefab buildings from China usually comply with Australian standards? Does anyone have experience with them? What should I expect? Anything you can add will be welcomed and much appreciated. Re: Chinese Prefab Bungalow/Granny Flat 3Jan 03, 2013 11:41 am Really? I asked about whether they meet Australian standards and they replied that they export them to Sweden and Norway, stating that if they meet their standards with heavy snowfall and wind then it should be right in Australia. Seemed to make sense to me. Hmmm... Re: Chinese Prefab Bungalow/Granny Flat 6Feb 05, 2013 5:27 am Bear in mind that most things are made in China today and most of it is good. There needs to be some quality control here, mainly achieved by detail in the specification and perhaps a contact in China to inspect before shipping. I am getting more experience in this area all the time. One of my clients (70 sq house) just bought all his windows from China. He saved a lot of money but the installation costs will be a little bit higher due to specification issues. cheers Re: Chinese Prefab Bungalow/Granny Flat 7Feb 05, 2013 6:02 am Don't forget that flat pack is only one side of the job, the other is local assembly/installation and you can always put in more fixings. In any case do your research, look at competition, ask for display and references. I too am looking for one for caretaker's cottage. I like this one I found on Google ebay $ 26,000 (Foster Garden Studio) I like the modern look and the big windows . Interested as we're investigating diff options for our build (which may now be a renovation/rehaul! and a granny flat our the back). I've been checking out: http://www.logixbuild.com.au/#!san-paulo/cm76 after I inquired about the LVCabins as an option too! At that price we can do the prefab + a large garage and still have a fair amount of change Re: Chinese Prefab Bungalow/Granny Flat 13Aug 23, 2016 8:35 am Read this and you will probably want to have another think about the idea. http://forums.whirlpool.net.au/archive/2189944. Personally, I wouldn’t want to live in something that could well be made from dangerous materials. Not sure how much you are looking to pay but why not just look at a cheaper end granny flat? You know it will be safe, and that is what matters most at the end of the day.
