Browse Forums Renovation + Home Improvement 1 Jul 03, 2016 8:42 am Hi there, We're in the novice planning stages of a house raise & renovation on a 1940s old queenslander (Owner Builder). The raise is at least 12 months away and there's things I'd like done prior, if possible, but if I should wait until the raise then I will. Things I have on my mind are...... 1) I want to replace all windows & doors. Should I wait until the house is raised and if so why? 2) I want to renovate the bathroom. Again - should I wait until the house is raised and if so why? Sparkle Motion Re: Preliminary things to consider for HOUSE RAISING 2Jul 05, 2016 5:24 pm We had our house restumped last year which involved raising the house so our situation may be a little different to yours. I would recommend waiting until the house is raised before doing any renovation works. If you install windows and doors now they may be damaged during the house raising process. Our house has lathe and plaster and the restumping process resulted in lots of cracks throughout the plaster. Also lots of issues were discovered and generated through the restumping process. The whole interior is now being gutted. The bathroom had lots of water damage and the floor was unstable. There would have been no point renovating the bathroom prior to restumping for our situation as the whole floor had to come up to replace the bearers and joists (no access under the house). Again, your situation may be different though so it would be best to speak to the company raising your house and get advice from them. Re: Preliminary things to consider for HOUSE RAISING 3Jul 06, 2016 9:08 am You're right Hermes. A home that is being raised should have any mods done after it is up to its final position. Even companies that take their time and raise the house slowly and evenly will still have a few cracks appearing. Some cowboys will crank it up pretty quickly and have cracks everywhere. Much better to do it afterwards even if it means some scaffolding hire for a while. Re: Preliminary things to consider for HOUSE RAISING 5Jul 06, 2016 7:14 pm The house as it stands would not be level. If any carpenter was to put in a new window now he would install it level and plumb. When the house is raised/restumped it should be level, thus making the new window out of level. 3 8771 have you considered tiling instead? Then you'd have that height to account for the tile glue and tiles. Alliteratively, youll need it screeded of you want levels to match 2 4385 Good on you for having a go I am the opposite of DIY (so will pay a builder) - our vibe is industrial/simple so current thinking is 150mm concrete and then internally is… 3 20933 |
