You will notice that most of the cracks are fine, although one is noticeably wider than the rest. Most are on outside walls, although the crack in the chimney breast is an inside wall. I am concerned as I read horizontal cracking is more of a problem than vertical. I have attached a link to photobucket. Hope you can access it (ignore the bass guitar photos!) You might want to check out this post here viewtopic.php?f=1&t=82794 Generally I would 1. Try to locate the causes first 2. Determine if the structures integrity has been comprised & to what extent 3. Find/Implement an optimal solution/fix Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Structural engineer to inspect wall cracking - Adelaide? 7May 26, 2016 6:29 pm check out the previous photobucket link - I have added the floor plan. The cracks are located (as you look at the picture): front left corner of bedroom 2 chimney breast of formal lounge front right corner of formal lounge There does not appear to be any cracking to the exterior wall (outside the interior cracking walls) Re: Structural engineer to inspect wall cracking - Adelaide? 8May 27, 2016 10:32 am felant check out the previous photobucket link - I have added the floor plan. The cracks are located (as you look at the picture): front left corner of bedroom 2 chimney breast of formal lounge front right corner of formal lounge Thanks that shows that the cracking is localized to the front of the house felant There does not appear to be any cracking to the exterior wall (outside the interior cracking walls) The reason I asked for photos of the the exterior is to determine (influence) factors for 1. The condition of the out side exterior wall, above ground Stone Footing,etc,etc-> vertical forces/loads,material properties degradation/failure 2. If there are any trees, landscaping, downpipes pipes etc,etc->adverse differential moisture movements 3. Determine roofs loading,etc,etc-> horizontal forces/loads, bending & shear stresses 4.5. etc Generally the problems can be identified simply as determinant (2D)->cause and effect eg, broken plumbing-> slab heave or adjacent vibration-> consolidation? But unfortunately most problems are (3D) in-determinate and involve combinations effects over a period of time (4D) and in the extreme may require software calculations/simulations to replicate the crack patterns found in the building in order to locate exact causes. This technology is expensive and now used to determine building collapses and used in costly Court cases. There could be alternate cheaper solutions..If you have no joy with a local engineer please leave a PM... I am in perth Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs id suggest getting an engineer to give you an opinion rather than a builder. 1 11894 1 5039 3 5191 |
