What did you do after laying the floor heating? Did you pour self leveller over the top before laying tiles or tile directly on top? It was a fairly simple install for me but it made the tiler's job a bit tricky. Years ago when I was an electrician I used to do some installs of in-slab electric under floor heating. It wasn't a bad little job, except it was a bit boring because after the heating cables are tied to the reo mesh, you had to stay there when they're pouring the slab, with a megger and keep testing the heating cables all day to make sure the ham-fisted neanderthal concretors didn't put a shovel through it! (We live in Brisbane, we have about 4 weeks of "winter" where overnight temps drop into single digits...) Our system came from Steibel Eltron, available through Reece. You just work out how much of the under-shower matting you need and how much under-floor you need (m2). It comes with the controller and thermostat. I'm not sure how much retail price is because I know the Steibel Eltron state manager so got it for a good price. Should be less than $1000 for a normal sized bathroom... I just have a series of 12Vdc warm white 5 watt narrow beam LED spotlights in the gardens. We sold this house a few months ago, however if anyone is interested it is going to be on the first episode of the upcoming season of Love It Or List It on Foxtel, with Neale Whittaker and Andrew Winter. It premieres this Wednesday September 26 8.30pm on Lifestyle Channel. The sale of our house was a pretty amazing experience. We chose not to use a real estate agent (for the second time, we sold our previous home like this too. We did the listing with BuyMyPlace.com.au. We wrote the listing and did all of the open for inspections ourselves. The producers of Love It Or List It contacted us out of the blue the day our house was listed and wanted to film it. Of course, we said yes. While they were filming the people who ended up buying the house turned up with a contract offer! It sold for near list price in 4 days on the market. 34 groups through in less than 1 week. Almost $60,000 more than what real estate agents were telling us it would sell for. It just goes to show that if you put in the effort to present and market your property better than everyone else, then you get the rewards. Don't always listen to real estate agents, they are motivated to get a quick sale with minimal effort on their part.
