(Warringah council in Sydney) Our current house has 1.5 levels. Ground floor garage is 0.5 and the first floor is 1 level. The land slopes from left to right. Won't be able to use CDC because they are strict on 2 stories. There is also a 8.5 metre height limit which we can satisfy by having a flat colourbond roof. The other option is for us to make half the addition as a open roof top terrace. Perhaps this satisfies the 2 story restriction? Warringah Council will give you a certain amount of latitude under Clause 20 because of your sloping block and your garage is also not a habitable space. As long as you comply with side boundary envelopes ( 4m high at the boundary and 45º ) and your side and front setbacks ( 900mm and 6500mm ) you should be fine. Most DA's with WC now take around 45 days unless there are issues with any of the above, neighbours objections etc I'm sure if have a good look around your area you would find examples of other properties where the owners have done similar especially in some of the hillier suburbs like Freshwater ( where we are ) or Allambie Hts, Beacon Hill etc. Stewie Re: Council approval for 2.5 story addtion 3Feb 08, 2016 4:46 pm Thanks for the quick response! I was looking at the DCP for Warringah council and saw this in "B2 Number of Storey": To measure the height in storeys : The number of storeys of the building are those storeys which may be intersected by the same vertical line, not being a line which passes through any wall of the building; and Storeys that are used for the purposes of garages, workshops, store rooms, foundation spaces or the like, that do not project, at any point, more than 1 metre above ground level (existing) are not counted. When it refers to "Ground Level", is this the level of the living area? If so, then this will allow for Garages/Basements which are built underground or at least 1.2m below the living floor (assuming basements and garages require 2.2m heights) Re: Council approval for 2.5 story addtion 4Feb 08, 2016 6:26 pm Another quick way of finding out is to take a couple of pictures of your place from the street and then go down to the council chambers in Dee Why and ask to see one of the duty planners.
