Browse Forums Renovation + Home Improvement 1 Feb 04, 2016 1:47 pm Hi, We currently have a 3bd 1 bath 1960's house which we are planning on extending - redoing the kitchen and opening it up to include an open plan living area consisting of lounge/dining. This will also involve a new laundry (inc toilet and shower) and we also need to redo our current bathroom. After reading through a few posts I am a little confused. My plan was to get a draftsperson out and do some plans for us (not sure on what costing this is likely to be), and then get builders to come in a quote. I do have the original plans of the house that I got from the local council. I keep reading about building designers, that do everything. I honestly, didn't even realise that that existed! I'm a draftsperson / building designer, personally it's hard to know what to call myself because they both can mean the same thing - it really depends on their level of services they offer. A building designer will create a design based on your needs and go through finishes and selections and giving you an overall 3d view of what your new renovation will look like. So concept drawings, to full working drawings for council approval with a colours and specification list - so the builder's know exactly what their quoting for, based on your selections. The draftsperson generally draws up what you are thinking and creates a plan ready for a quotation. Leaving it up to the builders to quote using their standard of finishes/ fixtures. Get a building designer or architect to do your design, then get quotes from 2 or 3 builders. Probably also a good idea to employ a building surveyor/certifier/quantity surveyor. Your building designer or architect should be able to recommend one for you. I made the mistake of engaging the surveyor after getting the draftsperson. The draftsperson had to wait till the surveyor completed the survey, before they could start drawing up the plans. Re: Confused about starting a renovation 5May 01, 2016 12:50 am I found it useful to have a builder come out first to have a look and flag any possible issues and confirm which walls were loadbearing. They can also give a good price guide straight up for what you're planning to do more accurately than a designer. This will help you in starting the renovation initially, focusing on your budget. This will also help you to know the total expenditure of your renovation and ofcourse will help you to have a better renovation too.
