Now lots of people do DIY renos of kitchens, bathrooms, etc and i am sure it costs/worth more than $10k. Is that meant to be done as a owner builder? When does DIY reno work become owner builder work? Eg if i am planning to reno a bathroom. Might cost me $8000 to buy materials, but worth $20k if someone did it for me? What if i did 2 bathrooms at $8000 each?! I am sure most flat pack kitchen renos will be over $10k, but i doubt people are getting owner builder permits! thanks Re: When does DIY Reno become owner builder? 2Jan 06, 2016 2:56 pm You don't need permits to do non-structural renovations eg bathrooms, kitchens, laundries (unless walls are being removed etc). So if you do those yourselves it would be DIY. If the work is structural (eg additions) then it needs a building permit. The point it swaps from DIY to owner builder is when a planning and/or building permit is required. However, if you hire tradesmen / builders to do non structural renovations valued over a certain amount (eg bathroms) , despite not requiring a permit, they are required to obtain insurance for the job. This is to protect the client in the event of the builders death, disappearance or bankruptcy preventing them finishing the job. Sorry but you have a crap builder. Probably too late now.
