We are taking off half the house, going upstairs, changing our front entrance and adding a carport out the front. We pushed the envelope with the design a bit, but all good. Now I need to get a construction certificate. Should I do that through council or a private certifier? I'm less concerned about turnaround time (I have already had 7 months with council and don't want to start a build until next year now). Given we have history with council, I am leaning to them, and am guessing both will be as emphatic as each other about crossing t's and dotting i's. What do you think? Re: Private certifier vs council 2Oct 21, 2015 9:03 am It depends on which council to a certain degree. Some like ours ( Warringah ) offload their excess work to private certifiers anyway. The council does tend to be more expensive as well.In my experience a private PCA may work to your advantage and may not be as pedantic as one of the council guys who want to cross every Tee and dot every I. They have a different outlook, as they are often self employed rather then employee pleasing a boss first. Of cause this a broad generalization and there are good Certifiers in councils. I am assisting with a case now (energy ratings, codes and non compliance) involving a designer, builder, private certifier, Council building Dept and the building Commission it's a complete mess. I am of the opinion that too much specialization leads to delays, fragmented and costly services.
