Browse Forums Renovation + Home Improvement 1 Oct 19, 2015 12:04 pm Me and my partner are trying to build a 35 sqm ground floor extension for our semi in lower north shore. We approached two building companies and they returned with rough quote of $300k They will take care of the drawings, DA application and building. We have been reading thought the forum and had an impression that an extension would cost from $3000 to $5000 per sqm. Did they cost of build go up a lot this year? or should we shop around? Re: Extension cost in Sydney 2Oct 20, 2015 10:40 am Depending on a few factors like site accessability, slope of the land and complexity of the design you shouldn't be paying more than $3000 per sq m at the most. For the last few years I've been advising clients at around $2500 per sq m - now with the real estate boom around $2700-$3000. Plans should set you back no more than $3500-4000, engineers drawings $2500, contour survey $2000 and council fees $1500. Shop around. Smaller builders are good value. You should also employ someone else other than the building company to draw your plans and retain copyright. viewtopic.php?f=1&t=71740 viewtopic.php?f=1&t=72345 viewtopic.php?f=31&t=51051 viewtopic.php?f=1&t=52895 viewtopic.php?f=1&t=71444&p=1182383#p1182383 What is needed to lodge a DA ( in NSW any way ) viewtopic.php?f=1&t=75671&p=1298206#p1298206 Edit : I should have added that the $3000 per sq m would be for rooms like a lounge room, bedroom etc. If a kitchen or bathroom is part of the reno then that can certainly elevate the per sq m rate. A kitchen can add $ 25 -30,000 and a bathroom another $15,000. Re: Extension cost in Sydney 4Oct 23, 2015 11:11 am You seem to have most of it covered. Are there any engineering requirements to the existing structure necessary before the addition? If you want any additional info for your concrete encasement here is a thread where I had to draw this for a few clients. viewtopic.php?f=1&t=70982 viewtopic.php?f=1&t=69324&p=1129658 Note that these type of drawings have to be submitted to Sydney Water for their rubber stamping prior to your DA being submitted but your achitect/draftie/building designer will know this anyway. Stewie Hi Has anyone recently completed an extension in Melbourne. Any idea at what I'd be looking at for an extension of our living room (adding 4mx5m). 0 7790 Seems good to me. I've been told $4-5k/sqm is reasonable in Perth. 2 11178 Hi, We have a single story MacDonald Jones house, on a waffle pod slab with steel frame. Are we able to build a second story extension?
