Its 30 years old house and we want to redo flooring, bathroom, kitchen, painting. This will be our first renovation project. We are bit confused as in to go with a renovation company or get tradies to do it. It would be nice to hear from forum members there experience with home renovation. Not one single tradesman stepped foor inside my house , except the gas plumber to connect the cooktop. Why? In WA, tradies are too expensive. I did exactly what you are wanting to do; both bathrooms, kitchen, flooring, and paint. All of this just to make the house sellable. All up spent about 50k. I was lucky enough to have the time to do all this, but not everyone has that luxury. Do you have an idea of your budget? We dont want to break any walls or build walls everything is in place we just want remove old stuff and put new stuff in. Did you get quotes from tradies/ cabinet makers. Unfortunately if you aren't personally willing to do it yourself you effectively really need to choose a company that will project manager and do the work. This is extra cost than project managing yourself and hiring your own tradies for things like, tiling, plumbing connections, electrical. If you go down the route of having someone come in and do the bathrooms for you (project manage), expect between 15 - 30 k per room. They will have certain suppliers which they must use and you will have to select items from their list of things. If you want to do this and have little money, I suggest you start by demolishing a room yourself, then start getting individual quotes for al the trades needed and pick the best quote at each step. Start with the most important rooms, that is the kids bathroom then the en-suite. Then remove all the flooring install a new kitchen, paint everything and finally install the new flooring. Re: Renovating old house help Perth 5Sep 25, 2015 6:54 pm Wow 15-30K just to bathroom sounds pretty high for just changing the tiles, fittings, cabinets. We got two small kids, so wont be doing it ourselves. I was planing to do attempt the demolishing side. Where do we dump the stuff which comes out of demolishing. Is it better to hire a skip bin? Any recommendations on cabinet makers? If you dont mind could you please share cabinet maker contacts. Thanks Tama Re: Renovating old house help Perth 6Sep 26, 2015 11:40 am yes and i can even recommend a good skip hire place. go with jims skip bins, seems to be efficient and average price. You'd be surprise at the volume that just the tiles and glue fills! The 15 k minimum is pretty good estimate of the entire thing if you choose a renovation company. If you choose tradesmen yourself and organise it all, you will save a ridiculous amount of money and the whole thing should be more like 4-8 k. Trust me, it all adds up. If you want to do it on the absolute cheap, source cabinets from bunnings/masters, and tiles from a smaller tile retailer. Ensure you are getting the correct grade of tile for wet areas by simply asking the salesperson for bathroom floor tiles! I have done 5 bathrooms myself and the most expensive cost me about 4k. First thing you need to do, is figure out how many squares of tiles you need and go get a quote for supply of those tiles. Let the tiler supply his/her own glue, screed and tools. Get it back to an empty shell and patch any of the render that comes off with a readymixed rendermix. Let the tiled do the leveling and screeding of the floor. If you have a shower hob, leave it in tact and let the tiler decide whether it stays or goes, this dictates the the of shower screen you will go with. Measure the bath and source a bath of similar dimensions. The bath recess will most likely need to be rebuilt, if you have any experience doing any kind of brick work you should be able to do this yourself. You may choose to simply remove the bath all together, but I recommend keeping a bath as the space was originally designed to have one. The most important thing is to just bight the bullet and start. Anytime you run into an issue, just post on here, and one of us with experience doing it will be able to help. Finding & contacting tradies would be more like a hassle to you as tradies from different domains like for tiling, painting etc would be required to do the complete home renovation. Just wondering if there is any issue in installing new tiles over the old ones, instead of removing the old tiles and then install new ones. As it would save money for removing old tiles.
