Our house has had demo done and although I knew it would be a new home and that we had to move out, I was surprised to see it the other day...no roof/ ceiling, walls, windows. We really are only keeping the slab and exterior walls as downstairs will be completely reconfigured. The asbestos is getting removed tomorrow, then they will demo the tiles on the floor and excavate the part where we are extending to build a double garage. I saw in the one of the photos (page 3) that you are using Particleboard as the flooring system for the 2nd story. Can you please tell me if that was the same flooring used for the wet areas as well? Brilliant example of start to finish with what looks like a great end result. Can I ask what suburb you built in? I'm looking at a second floor addition to our house in Maroubra and from talking to local builders / architects, the minimum cost I'm looking at is 400-450k. Hence we are still tossing up between doing a single floor do-over with some external wall extensions or taking the plunge with the first floor addition. I notice the company you went with offers the "all in one" package with building designers i.e. draftsmen and builder in one. Given that no architect is involved did you find that they were able to guide you on design / styling sufficiently or were you already fairly clear on what you wanted. What worries me is all the unknowns particularly in terms of costing. It seem hard to get builders / architects to give rough overall quotes as they all give the usual "it depends" line which I completely understand though it leaves us first time reno-ers in a difficult position to make big initial decisions such as single or double story reno. Would appreciate thoughts on the above. There are of course a lot of variables like how much work you need to do downstairs with structural beams etc but that figure is a starting point.
