Browse Forums Renovation + Home Improvement 1 Aug 21, 2015 5:08 pm Hi everyone, Just looking from feedback from people that have used Cape Cod Australia for 2nd story extensions as I can not find any reviews online and they only provide a single price quote figure. We are looking at using them to extend our semi-detached upstairs adding a master bedroom, bathroom and smaller bedroom 45sqm. We are also removing and relocating our kitchen and bathroom downstairs and knocking down two load bearing walls walls to make I more open and putting in new flooring and ceiling for roughly 45 sq meters downstairs. Interested in feedback from people that have used them in the past. Whether Cape Cod tend to stick to the quote or whether costs blew out and by how much. Were they happy with the end result etc. Also interested in anyone that has had similar project work done and how much they were quoted and how much they ended up paying in the end. We also spoke with another couple in the area who had built with them. They were rather pleased with them so we proceeded with our extension. They were relatively good, but in our circumstances we needed the build finished and despite numerous attempts to finalise things they really didn't help us. They did, however, do what they were contracted to do. Defects were addressed quite quickly. The only thing that worked in our favour was that we stayed in the house whilst these works took place. Knowing now, the costs of both renovating vs building anew, I'd seriously question the value of a major renovation. If they still charge like they did 13 years ago, I'd say go look at KDR with a rebuild of the same building size. Weigh up the costs of renting (if you can stay in the home that is) Consider the resale value of a renovated home vs a new home. Will you get a good floor plan? Do you remember if Cape Cod stuck to the initial price quote you signed off on. Or did the cost blow out and they got you to sign off on unexpected alterations which brought the cost up considerably. I just want to gauge how reliable they are in keeping their costs to the original quotation as they do provide a fixed price quote upfront which I know can be altered later at any stage. We start our extension in 2 weeks and I cannot be happier with the builder we have decided to go with. Where are you located? We have signed a "fixed price" contract with our builder. We were required to choose all fixtures and fittings etc up front so that the price we agree on is as firm as it can possibly be, and that is also what the bank signs off on. So far we are still quite close to the original quote - the only difference being that we decided to get a whole new roof and render the upstairs and downstairs to match, but these were all put in a new contract and approved. Having said that, I'm sure once they take the roof off if there was major issues it would affect the amount in some way. Re: Cape Cod Australia and second story additions 5Aug 29, 2015 5:29 pm Hi. We got a quote from Cape Cod for a first floor addition (and downstairs reconfiguration) and the price was crazy and didn't include a new kitchen. We will be instead starting with another builder in a few months, who has come highly recommended, and their price was $100k cheaper and included a large new kitchen. Their plan was also much better with this builder and the rooms more generous in size. I have seen their work and am so glad we found them. The contract was inclusive of all Labour items. We opted to supply the bathroom tiles, vanity and fittings which they agreed to install and Lay upfront, which was remarkably flexible. We had a few other variations, all to our choice of course. Overall they played fairly and with a little poke they got it over the line with a week to spare! Just enough time to finish the internal painting and clean up before bringing my wife and newly born son home!
