Browse Forums Renovation + Home Improvement 1 Aug 02, 2015 9:33 pm Hello there, first time poster but long time stalker.. Was wondering if anyone knows what the cost would be to remove and replace floor joist. Well I don't know exact problem yet because not able to rip up floorings as of yet. But my father bought the house in the 90s and back when he was laying floorings in the house he remembers there were some rotten joist. So now 20 years past and we are about to renovate the whole house. I was wondering if anyone knows what the cost would be in South Australia. The house is was built in the 60s. Structural are made of timbers and it's a double brick house. Can I get a carpenter to do this or does it have to be a builder? Floor plan size is roughly 130m2. Re: Floor joist beams replacement 2Aug 03, 2015 10:54 am It's one of those "how long is a piece of string" questions. Without photos and/or an estimate of how many need to be replaced no-one can give you a definitive answer. Any decent carpenter should be able to do this type of work. Stewie Re: Floor joist beams replacement 3Aug 03, 2015 11:13 am One minor issue is that the old timbers will be imperial (inches) but new timber is metric (and slightly smaller) so it is more difficult to replace individual timbers. Each joist will need to be either notched or packed up. On my existing house this meant buying the next larger (depth) joist and notching each end so the tops match the tops of the existing joists. If the floor bearers are supported on stumps or piers (this was quite common in SA in the 60's), then restumping may also be required and new termite barriers installed. Assuming you've modelled the TB8, TB10, TB12, TB2 & J1 joists/LVLs there, it appears as per drawing to me. There maybe should be an additional J1 between TB10 and T12 if… 3 31837 1 10136 Seconded; we just used these last weekend to build a small deck. They worked perfectly as we have bluestone in the area where we wanted to build so digging down was not… 8 9079 |
