We are strongly considering a purchase of a property on the NSW Central Coast.
It is a rendered, 3 bedroom, one bathroom, one living area small home.
We currently live in a very large (but too big for us) 5 bedroom, 4 living area, 3 bathroom home. We have two children under 3.
I realise we need to downsize dramatically in order to fit into this new home!
My question is, what would be the rough costs of extending up a second storey.
We have a lot of builder mates who do quality work. We also have a plumber and electrician in the family and my hubby is a shop fitter so he can get materials for kitchens/wardrobes at cost price.
We would like to build a master bedroom, ensuite, walk in robe, study and possibly an extra bedroom or rumpus upstairs.
Before a purchase is made I wanted to hear others experiences in building a second storey. How much did it cost and what did you do?
Based upon minimum sale price for our current home and asking price for the new home, we should have about $130,000 left to do this, if not a bit more.
We would also want to renovate downstairs kitchen and bathroom. Costs involved in a renovation would be handy too, as we would be waiting to extend up for 2-3years and just wanting to fix up the existing home first.
