Shortly after we moved in I had the floors sanded and polished. Prior to this it looked like the floors hadn't been sanded as carpets were laid but I could be wrong. Anyway a couple months after the floor was sanded I noticed a few spots that squeaked. Upon further looking the boards are flexing between joists. The total area is approx 70sqm and I have approx 20 boards which squeak and flex. I employed the services of a flooring professional but suspect he has over sanded the floor. Question 1: How can I tell if the floor was over sanded? Question 2: can I stop the boards flexing, liquid nails from beneath? Question 3: what are the chances of getting compensation from the tradesman that did this? Re: Floorboard flex after sanding 2Jun 17, 2015 10:02 am The sanding has nothing to do with it. Board flex between joists is common, and just shows that your house was a budget build (like so many). The sander should have put plenty of urthane in the board gaps during the polish stage, to glue them together and thus stop them squeaking. Nevertheless there are other issues which could be the cause. There are various ways of shutting them up, but without seeing them, its hard to say what method to use. Each time they take off another couple of mm so your original 20mm floorboards may be down to 16mm now and nearly all the way through to the T 'n G joins meaning that the floorboards may be undersized for the span between floor joists. Re-nailing the squeaky floorboards may be the only way to stop them but this should have been done prior to sanding and finishing them. Hard to blame the floor sander for any of this. Either that or wriggle underneath and try to locate the offending boards and pump in some construction adhesive to any gaps. Stewie Joe Apologies for the delay in getting back to you.
