Browse Forums Renovation + Home Improvement 1 Jun 08, 2015 11:25 pm Hi all, We've had an investment property for a little while now, and we really need to do some work to it. We're thinking of putting in a new kitchen but it's a really awkward design so I thought I'd put the call out to all you creative geniuses to see what you'd suggest. The kitchen is shot, and the laundry could do with completely ripping apart too. Our ideal would be to attack this in stages, but we're wondering about a bit of a remodel to make the space a bit more user friendly and increase the value of the place should we decide to flip it. At the moment you have to walk through the laundry to get to the extension / living room, and that's ok for now but it will hurt resale. Can you all see a solution to make better use of the layout that's not going to exceed the potential ROI, or should we just put in a replacement flat-pack kitchen and just sit on that for another 10 yrs..? Have you thought about relocating kitchen into family room? Make a long galley kitchen with eating/dining down the far end. Place laundry next to bathroom. Re: Help! New Kitchen/renovation suggestions please 3Jun 09, 2015 11:46 am Hi, I think the laundry is poorly located and waste of space. I would knock the laundry walls out and open it up. I would design the kitchen incorporating the laundry in a cupboard on the right hand wall. That way you could walk in to the family room with ease. You could have an island bench into the loungeroom? There are a few options once you get rid of the laundry. If you do decide to get rid of the laundry go to a few kitchen mobs with your layout and get some ideas. Of course you need to speak to a builder/engineer to determine if the walls are load bearing. If they are you can still do it but may need to leave the short wall and put a beam across. I think you're certainly on to something moving the laundry next to the bathroom. Could then either remodel the kitchen where it is, or put a new kitchen in behind the garage wall in the large family room... certainly some things to consider.
