Browse Forums Renovation + Home Improvement 1 Apr 12, 2015 7:00 pm Hi all, Long time fan of this site, however this is my first post. I am looking to purchase a solid brick house in SE suburbs of Melbourne. As it stands, it would need a significant renovation as the layout is quite dated. Has anyone had experience with renovating/extending/moving walls in a house which has solid brick walls (not timber frame and plaster)? What are the sorts of things I would need to consider? Re: solid brick house - pro/con for renovation 2Apr 13, 2015 8:26 am Hi rxjb Thats all we build in WA on mainly coastal sand foundations Firstly what do you mean by significant, how is the initial house holding up, what sort of soil do you encounter, how old is your house, will you be extending up, you would need to narrow down the scope of the Q & A (reno) for structural design and costs comparisons, BTW photos do help Pros/Cons In WA 1. Look around brick homes have been around longer than timber 2. Brick is a much more durable material..Facebrick doesnt require painting hence no maintenance 3. Sips light weight panel extension devalue the overall build and wont go the distance in time 4. The costs are about the same Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs AFAIK, flashing is a minimum standard. Out of curiosity is your window glass stamped with AS requirements in any of the corners of each pane? Im almost certan if theyre… 2 6277 4 14454 Engineering timber is certainly a less fuss option, times cheaper to supply and install and better withstands humidity. 1 15905 |
