Needs restumping, reroofing, and major cosmetic work. MAY have asbestos in some places, but has had previous work done, so it won't be EVERYWHERE. Anyone have any ball park figures for prices to restump, and to reroof? Currently has rusted iron roof. Then needing lots of internal works, but to restump and reroof are my major concerns.. Quite often an older house that has major renovations and additions ends up costing quite a bit more than a KDR of a similar sized home. Rough guide to your roof would be $15,000 ( demolishing and removing existing roofing included ) and I bet you will need to replace all the gutters and downpipes as well as the fascia boards ( anticon roof blanket included as well ). Re-stumping if only one or two maybe a couple of thousand - whole house $12,000 - $20,000. You should really get a builder in to give you an idea of how bad or good the existing place is and who may provide you with ballpark figures for each. The kit is one thing, but the labour and connections is another story, even though they will all be there from the existing building. My ball parks I had allowed $15k each for the reroofing and restumping, but maybe need to allow more... Some old w/b homes once they have some TLC and renos in keeping with the original style can turn out to be quite beautiful. Yours may be a rough diamond.
