Thanks Re: Feedback requested on this layout 2Jan 27, 2015 5:12 pm It looks very fussy I would have thought it would look better is you tried to continue as many roof lines as possible. You seem to have shade for North facing windows that don't really need it and none for some of the North Facing windows that will be a problem in Summer. Those East and West facing windows in the Lounge dining area will also bring overheating problems and glare on the TV and they will only be giving you a view of the fence. I would delete them as you should get plenty of light from the north facing windows. The Harder You Try - the Luckier You Get ! In relation to the roof line, I suspect you are referring to the fact the deck roof is a different height. We initially had it the same hieght but then realised it meant the lowest point of the deck then would be too high and therefore would be too open to the weather. It initially was going to start at 3.5 metres, way too high! In relation to the angled roof, it was an opportunity to add further light into the house, plus also give a view from the second story window still without blocking it. Agreed, from a side perspective it could look ugly, but noone will be looking at it side on. The key objective of our design was "light, light and more light". And then more light. This is why the windows are so big out the back. Recognising that these windows are still quite close to the fence and therefore not always give a huge amount of light, we wanted the place still appear to be more "open". So we are going to put some greenery on the fence (to be still decided). We have a high roof so at this stage not foresee overheating issues, but our backup plan is to put up blinds if it does. There will probably be some there regardless. Re: Feedback requested on this layout 5Jan 29, 2015 12:53 pm d@n I think the reno plan looks good and don't understand bashworth's comments. Any summer sun on windows can be eased with blinds/shutters. Maybe more robe space for the smaller bedroom. Appreciate your comment. Agree with your comment. Its really going to be a challenge with this in regards to storage. We were hoping to make a cupboard inside the chimney there but was told that could be an enormous cost. Whilst its on our mind, its probably a low priority and for the time being we might put a cheap ikea cupboard.
