We are toying with the idea of extending our home by building a 2nd storey. The extension would most likely be a carpeted rumpus room and a master bedroom with WIR and ensuite. The ensuite would be placed above our existing one on the ground level. Maybe a balcony too. Can anyone advise how much we can expect it will cost? Is $3000 per sq metre a good assumption? Does anyone know if the 2nd storey can be built with a kit home & would this be any more cost effective? I tell any of my clients to look at $2500-$3000 per sq m for here on the northern beaches. It doesn't matter whether it is a ground floor or second floor addition. A simple room like a bedroom would cost you $1800 but once you add in the cost of running the extra plumbing and associated costs for an ensuite that bumps the price up. Don't forget also that you will lose a small room like an area the size of a bathroom downstairs for the stairs.
