Browse Forums Renovation + Home Improvement 1 Oct 24, 2014 3:46 pm Hi everyone, We were wanting to add a small extension to our house (5m x 7.5m = 37.5m squared)... The extension was to add a new master bedroom and ensuite as well as extend one of of our existing bedrooms by 1 metre. We were quoted around $140,000. From most of the comments we have read on different sites, we were expecting up to $2000 per m2. However it has worked out over $3700 so we're a bit shocked to be honest! We're currently living slightly west of Brisbane in Queensland. Thanks Re: Over $3700 per square metre.. is this normal? 2Oct 25, 2014 5:09 pm I tell most of my clients somewhere between $2500 - $3000 per sq m as a rule for extensions and renos however there are quite a few caveats to that. ( I'm also quoting what Sydney prices are like ). If your existing house has good access, level block etc and there are no big structural items like substantial beams, footings to be done before the extra work can start then that price should come down a lot. A simple bedroom would be in the ballpark of $1500 per sq m but the ensuite would add considerably to the cost. Has there been any mention from anyone quoting you about plumbing issues ? I'm talking about how far to the existing sewer line and how close can they pick up H & C water pipes to supply the ensuite. Cost of building has become ridiculous. 1) I had requested R6 ceiling insualtion batts, however I noticed that on some areas there are huge gaps which will allow hot air to sweep in, and also noticed black/grey… 0 918 Depends...
