There may be a local government housing plan that might impact on what you want to do ie heritage overlays. Before engaging anyone to draw up plans - an architect, draftsperson, volume builder etc) make sure you have a good idea of what you want ie size of new rooms, dimensions, plumbing locations, and so on. It is cheaper to change your mind before plans are put to paper. Having a look at display homes or places up for sale is a good way to get an idea of what you want.
