Re: Looking for a builder 3Jun 21, 2014 8:30 am Depending upon which state/territory you are in, check to see if there have been any complaints/hearings against any builder you are considering ie in Victoria that would be VCAT hearing records. Do not rely on consumer review websites for accurate testimonials as some builders like to boost up their reputations by posting fake reviews. Negative reviews means that someone has had to prove to the website that there were problems and while they might just be one person's experience, make sure you keep their comments in mind when talking to potential builders (ie do you go over builds, how to you attend to rectifications etc). Always talk to someone who has used the builder for a recommendation (best to talk to someone that is not nominated by the builder to ensure no bias) and see their work beforehand. You can check out a builder's license but each state/territory is different. Make sure that they offer liquidated damages in case they go over the build. Some volume builders may give you a design agreement and make out that is a contract but these agreements lose any significance once the contract is signed and what is in the design agreement means nothing, changes made to it etc will not affect the contract. Ensure you have a good idea what you want when talking to a builder ie who is doing what, who is buying what etc. If talking to a sale rep for a volume builder, there can be a disconnect from what the sale rep says to what the building manager will say during the build so make sure everything you want is discussed and recorded to your satisfaction and included in the contract, plan and specifications. Builders being members of MBA, HIA etc means nothing. It does not guarantee you a good builder or experience. Speaking to people who have used a builder are usually your best source of information and seeing their work for yourself. Having a chat to your local council building unit is also a good idea.
