Browse Forums Renovation + Home Improvement 1 May 26, 2014 9:09 pm Hi-advice needed please. My husband and I are looking to do extensions on the side of our house. We are on a corner block with the same road curving around. We were told in a quick meeting with a council member that apparently the smaller side of our block is seen as the 'front' of the block and the longer length will be seen as the 'side'. We don't understand this rule as our front door, driveway access, letter box and garage are all on the longer side of the block. They are then saying that we have to keep in line with the property behind us so therefore we cannot move any further to the side. The property behind us is on a different road. We find it really strange that now we are apparently allowed to build forward and be further in front of the house that is actually on our road, but we have to keep in line with a house that is not technically on our road. Can somebody help me to find out where the rules are for what is seen as the 'front' of the property for a corner block? I can't find it anywhere and I am hopeful that we can sort it out. Thanks for reading Re: Corner block- council regulations on front set-back 2May 27, 2014 10:01 am I'd approach the council again this time talking to another person hopefully a town planner. Each council has their own rules regarding setbacks etc so there is no Australian Standard or other state rule that I am aware of so you will have to deal with the council on this matter. It does seem a little odd but I have seen a lot stranger rulings from councils over the years. Ask the council what section of the town plan they are referring to, then double check it for yourself. Always remember the Public service rule, talk to 5 people and you often get 5 different answers. Council officers are often incompetent, so always double check yourself, or if you arent confident , get a consultant (a town planner in your case). In Qld there is a state based development code, but the specification is a lot coarser/broader. The council specs usually take precedence Re: Corner block- council regulations on front set-back 4May 27, 2014 5:24 pm Thank you for your responses Stewie and qebtel. I will look into a town planner and see what the next step will be as I don't want to change all our plans if it is just an incompetent person! I am in Victoria, Yarra Ranges so I am not sure if they have different expectations. If you don't want to annoy the neighbours then simply get yourself some good head phones. For me the sound is much better using headphones.
