Have you had a building inspection, any boards under the kitchen? The plans are good, although you wouldnt have a window in the 2nd bedroom. If it was me I'd definitely go open plan, but completely up to you. Lovely frontage of the house, just needs a bit of a modernisation, new paint colour and you'll be right. It's a great buy!
