We are looking at changing the floorplans of this house to turn it into a 3 bdr + study and would appreciate ANY ideas or tips. My partner and I are not very 'visual' people so we are having trouble being able to visualise or ideas and whether there could be great ideas we have overlooked. These are the changes we are thinking of - Lounge - making a boxed entry and then turning the rom into the master bedroom - closing the external door access to bed 2 - closing the door access in bed 3 into the family/dining - moving the bathroom into the laundry - bathroom becoming a study nook with no door - laundry to be placed outside with a boxed room in undercover(completly enclosed) area adjacent to existing laundry room - window in family/dining room changed to sliding door so as direct access to undercover area. We would appreciate ANY feedback as we are complete newbies to this kind of thing. I was a bit concerned about swapping the bathroom to the laundry, but the floor plan is deceiving - it's only .1 difference in width where are it "looks" like a lot more on the plan. Making the entrance boxed in to create the first bedroom, along the boxed in wall you could put a built in robe. I would also consider trying to make the toilet separate (not inside the bathroom) as it is a one toilet house and sucks if you need to pee while someone is in the shower. With the way the front door opens we are limited with the master bedroom door so the built in robe is a great idea however that wall has 2 windows. I love the idea of a seperate toilet and we will keep the brain ticking with how that could be done. We are also thinking of trying to build an ensuite in the master bdr but are unsure of whether there will be enough space?? Thank you again for your feedback Re: Ideas on Changing floor plans 7Apr 13, 2014 10:00 pm I meant the built in robe on the other wall (backing onto the other bedroom) - but having another look, that would mean the bedroom door would be "behind" the front door, which wouldn't work. Will you remove the door from the original lounge into that little hallway? Re: Ideas on Changing floor plans 9Apr 14, 2014 11:35 pm Good basic floor plan, easy to do renovations too... - box in first bedroom - great idea - create long hallway. - demolish walls between bed 1 and family/dining - demolish wall between bed 1 and kitchen - open up kitchen, long galley with an island bench that looks out onto the dining room (that was previously bedroom 1... - create a big open space at the back. - keep wall between bed 1 and current hallway to help with noise and so the bedroom 2 isnt opening up to the open living area The key question for me is the orientation (north/south etc).... and which outdoor area would you use the most? I have 2 children so really need the bedrooms The front and back outdoor areas are both lovely yet the back is completely enclosed so it doesn't have the open feel like the front. We were thinking if making the back area more like a play area at one end and the laundry at the other. There is a spa out there too that is currently placed right near where we want to put the sliding door ( dining room window) . There is alot of shadecloth coverings around the front outdoor area so it looks like that gets the afternoon sun. There may be the option to make a bedroom at the end of the family room and then take the wall down between Bed 1 and the kitchen and have that as the dining room like you mentioned and have the family/dining as the family room only? If that makes sense Re: Ideas on Changing floor plans 13Apr 15, 2014 2:28 pm - good light - open plan living area - creation of hallway to aid privacy for main bedroom 1 - could create cupboards where bathroom is now along wall for laundry… depends if you want a separate laundry, and create a bigger bathroom - we have 1 toilet in bathroom and it does us fine for family of 3 just have to be considerate. - this plan means no addition of windows and only internal walls (and potentially supporting beam across kitchen… - bi folds or sliding doors could be added to walk out on deck do you have photos of your place? drawings below. The only amendment I would make to that would be to squeeze in a 3-way bathroom rather than havin it all in the one space. The questions that I'd ask are: 1. Are you planning on settling into this house (in which case you should assess what your needs are and make the space work for you) or are you looking to renovate and flip it (in which case there are certain features that are very marketable and should be considered - depending on the price point and area). 2. Are you looking at adding on extra floor space with an extension or just reconfiguring what you already have? Are you looking to use the shed space as another living/recreation area? Alternatively you could flip it, but this way it's not as much cost with moving fixtures, plumbing, gas etc... Would love to see your plans, hopefully you can organise to upload. As you can see we were thinking of moving the laundry outside to an outside room since it is all enclosed on the verandah.
