We're looking at doing an extension to the back of the property. - Extending 3 metres - house is 8 metres wide - Removing the back wall and installing french doors or large windows with 2 doors in the middle of the back wall. - Standard wooden subfloor on concrete stumps as per existing floor - Match tasmanian oak boards for the back area. - Keeping the existing pitch roof - extending verandah another 3 metres past pitch roof line - removing the pole in the middle of the loungeroom as per pictures I'm looking at doing an owner builder, organising plans/contractors. Save the 20% margin. What would be the average cost per metre for a simple extension like this, this section of the house has - a tin roof - weatherboard external cladding - tas oak floorboards - timber sub floor - concrete stumps I can't imagine the entire project costing more than $50,000 as it's so small, but we are just trying to get a figure for costings at the moment without spending $10,000 on draftsman, engineers, council plans. pics below any help and advice would be great Re: Potential costs for small 3 metre extension at rear of h 2Apr 11, 2014 1:42 pm Roughly cost $1500-2500 per square meter. So you're asking for an extra 24sqm... 50k sounds about right to do the work if its a straightforward extension. You can see the pole in the last shot. It might be worth paying a draftsman to do some plans up and an engineer to look at ways to support the roof. Would like to keep the gabled ceiling as it adds to the feeling of space instead of a flat roof. Best guess would be $50k in design,engineering,approvals before you put hammer to nail. Can make it more older style - with exposed beams, or just have a high ceiling modern flat roof with some sort of detail in the plaster... The ceilings are 3 metres so we could afford to have a wooden feature on the ceiling above the kitchen etc...
