Our architect is recommending the detailed design drawings but our renovation does not increase the foot print of the current property and our design is quite simple (an additional floor and changes to the main floor). So, are detailed design drawings required? What is the benefit of having them for a simple build (I understand the requirement for a complex build)? Do builders require them? Re: Detailed design drawings 3Feb 02, 2014 9:37 pm Posting a photo of your floorplan here or a list of some of the major inclusions would be a help for us to comment further. If the architect has all the measurements on the floorplan and enough info on the elevations then it is whether or not you are having a lot of joinery that will make up most of the reason why you need those other drawings. It will also depend on how extensive the changes to your existing ground floor are Sometimes just a detailed specification is all that is needed ( which you will have to pay the architect for - unless you do your own). Renovations include gutting interior of existing ground floor (double brick) and addition of 2nd floor over ground floor footprint. Ground floor changes include removal of most internal walls and expanding some existing windows and adding two new windows. DA drawings do not dimension windows so window and door schedule definitely required. Most of the joinery will be in the windows and doors and new stair. Leaning towards detailed drawings but wondering whether a detailed specification would be sufficient. That is slackness on the part of the architect so he can charge you more for better drawings. All the DA's I submit have all the dimensions plus a door/window schedule include which is pretty common. A specification is still a good idea but get a quote from the architect as to how much he'd charge you for one. Like I say you can draw one up pretty quickly yourself and it involves you in the process too which is something I always encourage my clients to do. That way, we were told, the quotes would be more accurate and competitive. Well, the quotes were all DOUBLE our budget. If I had my time again, I would write a clause into the architect's contract that says that the tender quotes need to be within our budget - or within 10% - or I will not pay for any of the services rendered. I ended up with amazing plans, but with no way on earth of paying for the build. Rest assured, the architect walked away with his full cut of fees. If you were in Melbourne I would recommend contacting RFT Solutions who will monitor your budget during the design stage to prevent budget blowout. Because they also have a Tender service they are aware of the cost to build so their monitoring of your budget during design is within 10%. Thanks very much!
