There are plans drawn up for converting the carport into a double garage with a master bedroom and ensuite on top, which would involve excavating a bit down at the front of the house to accommodation the garage ( the house is on a hill so this would actually make the driveway less steep!) we really need a double garage for our own purposes, but would these additions add value to the home? This is something that really appeals to us, but wondering if someone could give us an approximate idea for how much a two storey extension like this might cost? It is about 6x6m and will be brick veneer with a tiled pitched roof to match the existing home. I understand that it is not possible to give exact figures but we've got no idea whether this would be $20k or $100k or somewhere in between? We'd appreciate any thoughts on this and also approximate build times just so we can get an idea before we decide on making an offer on the property... I've tried googling and looking through the forums and on the archicentre cost guide, and have found figures ranging from $900/m2 up to $2500-3000/m2 which is quite a range.... I know it's not possible to give an accurate quote but a rough ballpark figure or anyones experiences from doing a similar thing would be very helpful in deciding whether this is an option for us Also if anyone has experience of doing similar and could give an idea of how long it takes to build something like this that would be great Re: Approximate cost for garage and bedroom extension? 4Jan 22, 2014 1:25 pm I have no idea on the costs, but it would almost certainly add value. A house with no garage vs the same house with an extra bedroom and ensuite bathroom and a double garage is going to be worth a lot more. How much more will be variable on where the house is of course, so it may not add as much value as it costs to build, but that may or may not be an issue for you. Re: Approximate cost for garage and bedroom extension? 5Jan 23, 2014 7:31 am Thanks paulmac, yes we will be getting quotes but I have had difficulty getting builders to quote or even reply to my enquiries when asking about building a whole house in the past, so it may take some time. Also I think it is easier for them to quote if they can visit the site but as the house isn't ours yet it is difficult to do this. I may just bite the bullet as you say and contact a few builders, it would be good to start deciding who we would build with as we have no knowledge of good builders in that area (or anywhere else!) so I think starting to look early Wouldb e a good plan. I was really just wondering if anyone on here had any experience of building similar extensions and could share ballpark figures for costs... So we know how much we need to save up! Thanks ugbug too, I'm glad you think an extension like this would add value. We would obviously be hoping that it would add at least as much as it costs, but for us as well the addition to our lives is important too- my husband needs a garage as he is building a car and we could used the additional bedroom as all of our families live overseas so it'd be nice to have room for them to all stay and be comfortable when they come to visit. You can find building costs per square m for all materials and labour costs. You will just have to work out the quantities yourself. Obviously, this would be depend on design, site conditions, engineering etc. Start from the figure above is a good decision. As soon as we have the plans I'll obviously go about getting some quotes but it's useful to have a rough figure to work out our saving plan! Just out of interest, does a 2storey extension such as the one we're planning with garage and a room above cost twice as much as a single storey, so not quite due to still only one roof and one slab? Also, is it possible to save money by doing some things ourselves eg ensuite fitting, tiling, painting and flooring? We are quite handy and are happy to finish some things ourselves to save a bit of money, but I'm not sure if this really saves much and whether it would invalidate builders warranties etc (and if the same warranties apply to extensions as new builds)?
