Browse Forums Renovation + Home Improvement 1 Jan 09, 2014 1:04 pm Hi all, I have an existing DA approved plan for a ground floor extension. Me and my partner would like to change a few things on the plan including 1) changing windows to bi-folding doors 2) removing the rain water tank on the existing design 3) changing the building materials 4) extending the width of proposed extension by 1m Should we get a architect or a draftsperson to make these changes? Thanks Re: Changing DA approved extension plan: Architect or Drafts 3Jan 09, 2014 1:24 pm The original plan was drawn by a architect in Sydney. I contacted him and he did reply me via email. He said he will need to meet with me and find out how we want to change the plan. He hasn't contacted me since then. We would like to get this done asap so we started to look for other people for the job. We don't know if any architect would take such a small job. Re: Changing DA approved extension plan: Architect or Drafts 4Jan 09, 2014 2:04 pm The problem you may have as we did - (even though we made it a condition on our original meeting that copyright remained with us) is getting another drafter to make changes to the original plan. For us it was simpler and quicker to back to our original drafter than finding someone else - sighhhhhhh even though that was the last thing I wanted to do viewtopic.php?t=62083 Re: Changing DA approved extension plan: Architect or Drafts 5Jan 09, 2014 2:44 pm So the original architect owns the copyright of the plan? I have the impression that the copyright is owned by the house owner as the architect was working for the house owner. e.g. if you are a employee of an IT company and you program a app in working hours, the company owns the app not the person who programs it Re: Changing DA approved extension plan: Architect or Drafts 6Jan 09, 2014 3:03 pm I don't necessarily disagree with you however I know that's the issues we had when we where in a similar situation - further reading below - Good Luck http://www.copyright.org.au/find-an-answer/ viewtopic.php?t=62083 Re: Changing DA approved extension plan: Architect or Drafts 7Jan 09, 2014 3:15 pm Thank you so much for the information I am right about the employee example but apparently the architect is not an employee but a contractor so the copyright belong to the architect I brought this property with the approved plan. According to the document, I can't even build the extension without asking permission from the original architect. How much should I expect the architect would charge me? Re: Changing DA approved extension plan: Architect or Drafts 10Jan 09, 2014 3:34 pm Ours was really minimal we just wanted some door and window sizes changed (Overall the same amount of windows and doors just the dimensions changed) in the end the joinery place that we ordered the windows and door from and my husband worked it all out - Sorry viewtopic.php?t=62083 Re: Changing DA approved extension plan: Architect or Drafts 11Jan 10, 2014 11:35 am This is the one you are after... http://www.google.com.au/url?q=http://d ... Q8sqhNEkkA I've got a later G017.v09 version that I downloaded elsewhere but this one is identical. From what you have described I would say there are enough changes that you would not have to seek copyright permission from the original architect. I'd look at the design again to see what other changes you could make if possible. I'd also hazard a guess that a draftie would charge somehere between $1500 -$2,000 to draw it up which is probably quite a bit less than the architect would charge either for the permission or to make the changes. Stewie Re: Changing DA approved extension plan: Architect or Drafts 12Jan 10, 2014 3:03 pm Thanks guys I asked a few draftsman and they all seem to have no problem working off the existing plan. I got quote from $800 to $3500 for this job. I am a bit confuse on how to choose the right person for the job now If your patio is going to be 35 sqm then that's going to need Council Approval. The fact that they previously approved your 25sqm patio will be irelevant 1 5500 Your build is relatively simple, I believe your job can be easily done by a good building designer, you really do not need to pay for the architect.
