We bought it knowing its on a medium sized block of 54.5m deep by 10.5m wide. Lots of scope to add whatever we like. The front of the house is an old cottage style, high ceilings, back of the house is the newer extension that has been done in around 1980s…. The problem is when they did the extension they didn’t leave much of a dining space. The lounge is fine, (floorplan also seen below), but it would be nice to have a couple of extra metres so we can fit a longer dining table and so it doesn’t intrude on the door space. The space is fine for my wife and young daughter and once we get a deck it will extend to some outside living area too… Any ideas what the cost would be for an extension, to add 3 metres to the back of the house. It's weatherboard on the outside, timber stumps, tasmanian oak hardwood flooring. Any idea of cost would be greatly appreciated! We'd be looking to keep the exisiting roofline of the extension, so it's corrugated iron, with exposed oregon beams… Pictures below. The bedroom that is north facing works well, because it gets great sun. That said, a lounge there would also get great sun. I'd prefer the lounge to be bigger than the meals dining area... And we've put new carpet down in all bedrooms... and the boards in the bedrooms are different to the rest of the house (they are the original wide boards)... and we also have put new plantation shutters in all the bedrooms.. I was just thinking of a way to make better use of that space and have a more central hallway, rather than walking around the bedroom and through the laundry. Hidden laundry's are popular in apartments as space savers. That floor vent in front of the bench looks like an odd placement. For the back i'd put in a new sliding/bifold door if you want a deck out back. That would also mean adjusting the windows, hence the relocation of the laundry idea. All of this depends on your budget ofcourse. In relatively good condition considering, but a few cheap things done here and there. Central hallway would be good, but don't see the benefit. I'm a huge fan of french doors and large pane windows... so I think I'd prefer that. I'm in Melbourne where most of the time it's windy and cold apart from a few days here and there in summer. The house gets great breeze when both front and doors are open. I think bi folds look fantastic but aren't practical for somewhere like Melbourne. The best feature of the house in my opinion is the backyard, huge chestnut tree in a good position and a cubby for our child, and an established fruit tree... there is also nice fernery (in the pic below), so I'd prefer to have the entire back wall as glass as the view is just really nice. I think central french doors opening up to the deck would be a good idea. http://imageshack.com/a/img837/7731/h30a.jpg The other thing that is very useful is the side door to the side pathway outside. If a bedroom was there it would remove that area. Also the width of that bedrooom would just be over 2.5m. too small. Once the laundry is hidden it will be better, and there is always the option of extending the west wall in the bathroom and extending into the bathroom space.
