I know it depends on lot of factors but i just want to find out if it will fall within my budget, i don't want to spend too much on the bedroom as i plan to knock the whole house down in 5-8 years time. Anyone who can given me rough estimate? Just to clarify, i don't need a granny flat with kitchen, laundry etc but just a simple bedroom with/without attached bathroom. A rough estimate for a simple box tacked onto the back of your house - no plumbing, minimal electrical work etc I'd say allow $1200- $1500 per sq m. Re: Building an extra bedroom 4Dec 24, 2013 8:34 am You say "extra room in the backyard" and then refer to not needing a fully fitted granny flat, so I assume this said room doesn't have to be attached to or part of the house, necessarily??? If that is the case, we looked at a timber shed (cedar or treated pine/dressed pine) that you can buy from the shed companies. We worked out - that the cost of everything - including the shed, installation, concrete slab, insulation, plasterboards, electricals etc (and a glass sliding door instead of their timber door) was going to cost approx. $10k. (no plumbing). That was for approx. 4 x 6m from memory. Or maybe 3.5 x 5.8 or something like that. Can't remember exactly. Not sure what the council requirements are in your area regarding 'habitable' rooms. For us it was going to be used as a spare room/games room/TV room kind of thing. But fitted out properly, would be perfectly suitable for a bedroom - you'd just need to sort out toilet options etc. Anyway, it might be worth considering rather than fully building something that you intend to knock down. This way, you might even be able to keep this during your knock down and use it down the track as your actual shed or a games room. ETA: I noticed you are in Melbourne. Its amazing how easily it can be done. Would make the room quite useful.
