I'm looking at buying a property that needs to be either gutted and renovated or completely rebuilt. I'm hoping someone could give me an approximate price per square metre to build from scratch verses renovating. We want a quality renovation but not high high end There is the potential to go up one floor. We would want 2 bathrooms - one main and one en suite. The property is a flat block in inner city sydney with good access at both front and back of the block. I think a big part of the equation is how big the block is, how much room you want to have in the house (how many rooms, living spaces etc), and what your council's rules are with respect to boundaries. Lots of inner Sydney houses can't officially be knocked down & rebuilt, because those councils want you building about a metre from the boundary on both sides & further back from the street than the current house; leaving barely any room for a house at all. It's also hard to rule-of-thumb a per-square-metre value; there's a good chance you'll want a custom design to suit themblock, and that can easily be $3k/sqm for a tight build with decent fittings. But weigh against that whether you need all new wiring, bathrooms & kitchen needs to bennew, new flooring, new interior wall linings, new windows/doors ... a reno can easily outdo a new build, too. We're in Ryde and have some quite unusual & hence exxy (for a project build) stuff; we're paying about $1800/sqm. Custom build was going to be more, reno was going to cost a bit less but the result would've had wierd-shaped rooms. But we've possibly got a bigger block, possibly meaning more possibilities for project designs? 1) I had requested R6 ceiling insualtion batts, however I noticed that on some areas there are huge gaps which will allow hot air to sweep in, and also noticed black/grey… 0 3604 No idea about the driveway question, but your price for a house that size including landscaping seems very good! 1 6174 7 12028 |
