This is for an investment apartment (x2) so it just needs to look up to date. You are able to save 50-60% on tiles and fittings if you know where to look. Its all about doing your research first and being smart with your design and purchases! We have a quote at the moment to re-do our ensuite - 2.2m x 1.8m. We have removed (or are in the process of removing) all the existing tiling and plasterboard as we wanted to insert some kind of insulation/soundproofing between the wall cavities whilst we had the opportunity. Quote includes complete waterproofing, replastering/gyprocking all walls, tiling floor and all walls to ceiling (2.7m), creating a nook/recess in shower for shampoos etc, installing a recessed shaving cabinet, installing vanity unity, toilet and all fixtures. Plumbing will all be kept where it is but obviously will need fitting off etc. Removal of all rubbish. Quote does not include cost of tiles, cost of shower screen or any fittings (toilet, vanity, towel rail etc). Quote = $6000. We are hoping to get him down a bit if work does not take as long as anticipated, or see if there is anything else we can do to reduce his costs - but that is the quote. We may have gotten a cheaper price elsewhere, but this guy has been assisting us through our claim with VCAT and has always proven to be reliable (calls when he says he will call, comes when he says he will come, quotes when he says he will quote etc etc - so we trust him to do a good job and that is more important to us (especially with what we have already been through with this bathroom) than saving a few hundred bucks. As for doing a bathroom up cheap for investment properties, it is just a case of how long is a piece of string. I mean, you could leave everything as it stands and give everything a coat of paint/resurface. You can get paint for tiles, resurface the baths and basins. Maybe update the tapware/towel rails etc, paint the cabinets or just replace the doors. Or you can go the whole hog and rip everything out and start again. Or you can go anywhere inbetween. Might be able to re tile floor only, replace vanity, mirror and fittings and get quite a good effect. Replacing floor tiles can be a messy job. Maybe try a deep clean? Change the vanity and the mirror and lighting above. Also get rid of the soap holder in the shower and replace with something more modern or a plain tile. Have the floor regrouted rather than re tile. From what I can see in the photo the tiles themselves and colour look fine. It looks clean and tidy. It will not increase the rent so why bother? If you decide to sell at a later date do it then so it will be new. With an investment you need to treat it like a business.
