That is basically just to build the new part - floor, walls roof etc. You will have to allow for big ticket items like Council fees, engineering fees, demolition charges, a new kitchen and any structural items that the engineer deems necessary to support the existing dwelling. Other site fees like changes to the sewer line and difficult access would have to be factored in as well. $100k and you would certainly be in the ballpark though.
