We are having major trouble finding a draftsman who will do the work at a reasonable price Our main interest is building a 10 square northern extension, and only minor tweaks to the rest Anyway, the cheapest quote we've received is $15k up to 20k (inclusive of soil tests, engineer reports etc) - these are draftsmen, not architects. This seems to me ridiculously expensive given that friends have reportedly had the same service done for $5k (but in a poorer area of melbourne) I am wondering if we are being ripped off because of the suburb and the general area... what are your thoughts? Am I just being a big scrooge about this? Am I just being a big scrooge about this? In St. Albans I was quoted $4500 for everything from sketches to council submitted plans. $15k is exorbitant! Around $5k is a more realistic quote. Completed a knock down and rebuild in northern Melbourne. Handover completed 27/09/2013 and now moved in. Sometimes it's better to start working with a builder first (one who is willing to work with you and has good integrity). I recently heard a story about a couple who were deciding to do a problematic extension because the quotes they were getting, based on the draftsman's design, were all too high. They had paid a lot of money for these designs (I can't give you figures). They contacted a builder who told them it would be the same price to build new, and the interesting thing was, when they sat down with the builder and looked at the draftsman's designs, a lot of the more expensive features were things they didn't actually want, or value. So together, they came up with plans that fit the budget. I know several of the better custom builders in Melbourne will work with clients to create a design together, which works with the land. If you're in Northern Melbourne are you looking for a sloping block builder, or what is the terrain? Re: How much should a draftsman cost in northern melbourne? 6Aug 26, 2013 2:07 pm Hi there, If you are being quoted for soil tests, engineering etc. I'm assuming that this includes hydraulic and structural engineering then it seems as though they are also completing working drawings as well for you in preparation for the building permit? In my experience, this seems a reasonable price to take it from surveying to concept to town planning to working drawings and building permit. Do they have in house consultants completing the work or is it outsourced? Hi, I am wondering if anyone has built with Montgomery in the last few years on the Northern Beaches?
