we are about to sell the property; and about to put on new kitchen. We got few quotes; and are about to make a decision.
need your advice on what can be done to modernize it. A picture is worth a thousands words

So are you trying to decide between getting a new one or updating the old one?
It looks like it has damage to the drawers, doors and benchtop so personally I would gety a new one. You can get good quality kitchens cheaply if you look around (don't use the ones that come to your house and draw it up. They add on their commission etc.
If you put where in Australia you live you may get some recommendations.
BUT if you do want to update first replace the handles with modern ones. You can get packs from Bunnings that are cheap and look good. Get rid of the red curtain. You could replace the doors but the bench is still old. If you replace the bench too you might as well get a new kitchen.
If you update the kitchen get a builder to cut the oval hole/window thing into a rectangle. If possible bring it down to bench height and widen it to the right and make the bench go through to the next room. I don't know what's behind it but you could have a breakfast bar on the other side. I have a photo of one if you don't know what I mean.

Counter tops and handles are a given. You can have counter tops refinished but the rounded edges will give its age away, if there's enough overhang to square them off you might be ok but I think cost wise new laminate tops would be around the same. That servery window needs to be squared up or embrace it with some wall colours of a similar vintage and call it retro. If you're selling though you should spend some decent money (say $5k) and replace the cabinet doors as well. Also not sure how far that floor extends past the dining room but it would be good if you could brighten that up too.

The others have already mentioned bench and cupboards. But if budget was no limit, I would also change the floor, square off the window, change rangehood and sink. Lastly, don't have tiles that go all the way to the ceiling. it reminds me of a bathroom.

Replacing the doors and handles will have the biggest impact, followed by the work top. Then it all epends on your budget. Are the carcasses inside the cabinets good? You may not need to replace those and that will save a bit.
Doors can be expensive, so shop around. Ikea's countertops are pretty cheap.

I personally would remove the little section of wall between the window and arched doorway completely to open the whole space up. Then bring it down to bench level as someone else said. On top of what others have said, i would change all the cupboards doors etc, to something with white glossy finish. I like white, but the corridor and everything else is white, so having it match is more pleasing on the eye imo. Also some metal or brushed aluminum handles.

I'd agree that having the kitchen where it is in drawing#1 is best to optimise the northern aspect. The actual design of kitchen #1 is terrible though. That whole walk in…
