I have attached the current floorplan. Basically its a sold brick semi detached period home. If you open up the floorplan the kitchen laundry part of the house is an elevated weatherboard extension with very low ceilings and roofline sits lower than the rest of the house as well. what i would want to do is knock down that current extended bit (because the ceiling is low and for some reason its raised up as well), the room that says dining knock down that wall that connects to the kitchen (this wall isnt solid brick) and extend off the back off that where the current extension is possibly another 2-3 metres out from where the build currently ends. Aim is it would be an open plan kitchen/lounge/meals. I am happy to keep the kitchen where it is and put a euro laundry where the current laundry is to keep costs down. my questions are 1. How much would the extension cost roughly? the extension would be about 5.3 X 5.5 say and the one (non brick) wall would need to be knocked down and obviously the current extension. I am happy for the extension to be weatherboard. 2. Could I take the kitchen out and reinstall it? (the kitchen is new so it seems pointless to spend extra money to get a new one) 3. Is there any other way I could keep the costs down? 4. Roughly what time from would be looking at? I am in inner city melbourne for what its worth, so recommend away if you are a builder in the area. If you are looking at 29 sq m then a ballpark figure would be about $72,000 with the cost of the kitchen cabinets etc on top of that. This is for the northern beaches of Sydney. I can't imagine inner Melbourne would differ too much.
