Browse Forums Renovation + Home Improvement 1 Jul 10, 2013 10:07 pm Hey guys, We found reading Mitch and Amy's blog post really interesting so thought we would do our own House was built in 1978 and was in need of a lot of love when we first got it (Still needs a lot more..) Structurally its in very good condition and all the builders we have had around have commented on how well it was built which is always great to hear. We have had the house for about 3 months now and moving along slowly, we had to wait for plans through the council and getting a large structural wall of about 7 meters removed to open up the main living/dinning/kitchen area into one large open plan room has stopped much of the work until hats done. Hopefully by next weekend its all out and we plaster it all up and move on with some larger items such as sanding/polishing the floors, painting and new kitchen. So far we have gutted much of the house and removed the horrible old slate (Layed directly on the floorboards grrr) and started working on the new laundry and toilet. The toilet has been my practice room with learning how to do everything ready for the laundry and bathroom. Likewise for the laundry, will be some good practice before putting in the kitchen. We have also sanded back the old window frames as they were disgusting, have come up really nice! Its has 3 bedrooms, 2 good size living areas and 2 bathrooms with the master having a walk in robe and ensuite. We got it for a bargain price so we can afford to throw a bit of money in to it and turn it into something we are proud of. We are enjoying renovating so far, learning everything as we go but cant wait for it to be finished! Few of our plans include.. new kitchen, new bathrooms, remove structural wall top open up the kitchen-dinning-living area, new timber deck, bi fold door/window in kitchen and dinning area, render the house (Dads a renderer.. score!) new laundry, new toilet.. basically doing everything Now need to work out how to add photos.. We have had the builders around the last few days removing the wall and putting in the steel frame, its all going in now and should be finished later today. We can then get stuck into fixing up the holes in the flooring with some boards stolen from the master bedroom (Which we are going to carpet) and plaster it all up. Will be nice to get it all clean and dust free for once. Costing us around $8500 to have the wall removed, including costs for the plans and engineer. Very expensive but will be worth it, going to be such a large room when its all done! We have almost finished the toilet, just needs a coat of paint. For my first go at everything I'm pretty happy with it! We were planning on doing our floors next, but we have everything ready for the laundry, bathroom and kitchen so I think it will be better for us to get that done first before the floors, gives us time to save a bit more money too! Been busy working on fixing the holes in the floors, its tongue and groove so its a bit of an effort but slowly getting there (They also have a slight curve so getting them in is even harder) Carpeting the master bedroom so have been stealing some boards from there. The cupboard on the left when you walk in we have plastered up, going to flip it around and use it as part of the walk in robe. Noggins all added ready for new cabinets. We will also be adding a bar overhang on the outside of the bifold and rendering all the brick. After many problems, very rude staff and incompetence we are STILL having problems - currently they dont seem to have a record of our order so we cant get our receipts for all our appliances!! We would like to add insulation but cant afford it just yet with it been our first home and all the reno's costing a heap.. new furniture.. On the wish list for sure down the track, think we would top up the roof insulation and under the floor boards first. Most the cold air seems to come from under the house through the floorboards we think Only small area of the house had the plaster ripped off too, redoing the rest of it too would of also added up I think. Tiles are inexplicably really big in our area - most places we looked at were tiled throughout (including bedrooms, WHY) + concrete lawn. Love the restored windows. And I'mma need to know where you got your laundry cabinets from. How much did they set you back? The cabinets and benchtop we just got from Ikea, sink and taps are from Masters. I think the cabinets and bench top cost us around $700 all up, the bottom left cabinet is a pull out one so can hide your laundry basket in there. You can get cheaper fronts and bench top too which would knock off a couple hundred, cheaper ones still look nice. Pretty easy to install too, just need to add some noggins in the wall to hang the top cabinets off, cabinets are super easy as they are just 4 sides and doors clip on. All up the laundry cost us about $1300 including waterproofing, tiles, plaster, timber, plumber, cabinets, benchtop, sink, taps and beautiful new timber door (Installing it today!) TinaG We put insulation under our floorboards (highset house), it's made a big difference. Hope so!
