Browse Forums Renovation + Home Improvement 1 May 07, 2013 7:44 pm Hi all, We are finally happy with our extension plans, and have our extension drawn up (however not proper draftsman drawings of any kind). I'm wondering where to proceed from here to start obtaining quotes? The plan includes a new garage (44.9 sqm), open space kitchen/living area (48.5 sqm) and laundry (8.2 sqm). It also has a new roof design (the roof will need to be re-done to suit, and it's not in great condition anyway). The area next to the existing house will need to be excavated for stumping the new section, and further excavated for the garage slab area which is at a slightly lower elevation (0.5m). - Do I need a site plan and proper drafted drawing to start getting builders quotes? - Do I need everything engineered before I get builders quotes? - Do I need council approval first? The extension is in Melbourne/Easter suburbs under Knox City Council. Also since we basically have the plans as we wanted, I'm thinking we probably only need a Drafstman and not Architect? Thanks! We live on an elevated block (840sqm) and require car/driveway access up to the house - followed by a 1st stage of adding 2 bedrooms and a laundry (with WC) off the side off the house. After that will be further a extension off the front. (incl completion of DLUG) Our ideal scenario is to excavate, lay the driveway up to the house - including the slab for the garage and front extension - then proceed with additional 2 bedrooms and new laundry/WC. The lack of and difficult access up to the house I think necessitates building the driveway and slab first..... (well thats what I'm thinking) I'm located in the Sutherland Shire NSW. (Extension) 3May 09, 2013 7:25 pm You will get some people that will quote off of a rough draft, but they will make it clear that the quote is subject to the engineers drawings. Best bet to ensure you get a fairly accurate quote first time rather than bothering people twice is to get the proper plans drafted. Yes you will only need a draftsman However if you fear the project may run out of your budget and this may force changes to the design I would get a quote first. If you are set on your plans, and either way you are going to do exactlly what you want no matter what the price then get the plans done first, then go shopping and get a couple of quotes. Dont get council approval first. Before approval is given they will be awaiting the licence number and insurance of your chosen builder before they issue the permit (well in QLD thats the way it works anyway). A lot of the time if the earthworks is a little hard to estimate, it will be done as an extra to the building contract and you will know the true value once its done, and thats what you pay.
