We got some quotes on what it's worth to extend back from a builder the quote has come back in the mid $50k region. I'm thinking about it and can't see $30k worth of materials in the work required to complete it.. Can anyone enlighten me as to where the material costs would be? I've taken a look - concrete in holes with piers isn't going to cost much of $3000. Floor framing (that is, bearers, joists, plywood) won't come too near $3000. Wall framing (3 walls as it's an extension), won't need $3000 worth of timber. Trusses for the roof won't cost $3000. Colourbond sheeting to make the roof won't cost all of $3000. Cladding the outside might cost a bit over $3000. That's my guessing looking around at timber pricing and thinking about how much. So I haven't even got a trade discount like a builder would. And the above comes to $18000. (and the rest of the work we've intended to DIY with the builder knowing this and removing from quote). There's some complexities in meshing the existing roof with the new roof, but again - for the size of extension I can't get to $30000, but my guessing might be flawed. We'd asked for a breakdown of the costs, but obviously these weren't provided. I need to see where the value is.. What would you say is a good figure for a 4x3 extension.. Compare the prices and ensure the quotes are like for like and see what the difference in price is. If they're similar there has to be a reason. If your still not happy ask the builder again for a breakdown. Re: Costs of an extension 4May 02, 2013 3:15 pm I tell all my clients to start at $2500 a sq m as a start if it is reasonably straightforward - no painting or carpet allowed for in that price. In your case 12 sq m x $2,500 = $30,000. Another rough way to work a building quote is to add up all the material costs say $15,000 than add the same for labour. This used to come out surprisingly close to how I worked out most of my quotes in the past. Piers generally also mean the cost of an engineer plus other working drawings. Floor framing (that is, bearers, joists, plywood) won't come too near $3000. Are there any windows? To be 6 star these will be double glazed. There will also be the cost of insulation to floor, walls and roof. What type of cladding? What BAL rating? Re hipping the roof involves taking off part of the old roof, reframing and adding the new roof. Not a cheap exercise. That is impossible to answer without knowing info on the site, what does the extension contain (ie any wet areas) BAL rating, accessibility etc. Thats all true, but 3m x 4 m isnt that big, and im sure most would agree that 50K for just the effective shell is a bit steep. Cutting the roof in isnt too big of a job. it wouldnt need to be re-hipped, it could simply be diminished into the old roof. of course this is all subject to actually seeing the job, but its very unlikely the 4m span on the new is wider than the existing. If that were the case then yes it could be a bit more complex. For the size of the thing, there isnt many factors to push it out to 50K Re: Costs of an extension 8May 03, 2013 10:43 am Yes, there are many variables, It could also suggest the house is in QLD where it was common to have an elevated house for extra space under and to catch the breezes. Lets say its fill or bad soil, the engineer at worst might specify 4m deep piers and adjustable tops on the posts. Those variables would still come in under 3K even if it took an excavator a full day to put a couple of piers down. It could be a sloping block with fall of 5m over the block (which isnt too bad) but the cost of cutting and retaining would have been more expensive than putting on stumps.
