Browse Forums Renovation + Home Improvement 1 Apr 25, 2013 1:25 am Hi guys, I thought I'd start a post/blog on here so I can keep track of our reno progress. We have bought the house off my father in law and plan to renovate it and sell it in the next few years to make some money and set ourselves up. It's is on a 900m2 block, 5 minutes from the beach and has a huge below ground pool. We are waiting for settlement to go through but as my father in law owns the property and it is vacant, we have been able to start already. I'll post below some photos for you to have a look at. As soon as settlement goes through we will be moving in (with a 3 month old baby in tow!). So far we have ripped out all the carpets and we are in the process if jack hammering the slate flooring up. As soon as settlement goes through we will have a new kitchen, laundry, flooring and binds go in. It is currently a 3x1 with a tacked in second bathroom :/ this second bathroom will be going ( it is not under the main roof and how it ever for council approves is beyond me!). What a nightmare it is to rip up! Had the brickie out to tell us the cost to brick up a doorway and extend a wall. It turns out we need to rebrace part of the roof, the teeny tiny little wall that we are knocking out in the kitchen is load bearing That should all be done in the next fortnight. I have picked out all my Miele kitchen appliances now so thats all ready to go. Below is a copy of the Kitchen plan. We have found a guy to do our stone bench tops for a very reasonable price. Re: Mitch and Amy's 1970's Reno 17May 18, 2013 9:25 pm Rs2000 - yes both the small walls jutting out in the kitchen are load bearing. An extension was put on this house and they braced most of the roof but not the whole way across so those small walls are still supporting some of the roof. Chris - no worries I'm always happy to help on here, otherwise no one else will learn yes we did all the demo work in the kitchen ourselves, took about 2 hours! The only problem we had was about 20 power points linked to each other, ******* ******* *******!!! The wall bracing is a bit hard to explain. Basically on one side the roof is braced with a metal beam so we just need another small beam welded onto it which going to cost us about $300. The other side is wood and we haven't had a roof carpenter in yet to let us know the price. We also had a 'house rules' moment on Wednesday we pulled the sink etc out of the laundry and discovered it was installed on sand, no cement pad! Absolutely packing it that I have to get a whole house packed while hubby is away at work.
