I would prefer to shift but the houses I like we can't afford so now am thinking about renovating to make the house suit our family better and also modernise. In Somerville Estate, kardinya wa, house valued at $620,000. Firstly, does anyone ever think this area will become sub-dividable like it is across Northlake Road (also Kardinya)? Secondly, this is a single storey 4x2 and I would like to re-do one bathroom and one ensuite, plus new kitchen plus have someone advise me on ustilising the rooms in a better way. we have a formal dining full of gym equipment and a family tv area that we use as an ironing room. I want the house modernised from 70's exposed brick/brown decor to something trendy and new looking. All carcasses in kitchen are ok. slate and laminate floorboards would have to stay as we can't afford new floor coverings. So I'm looking at bathrooms, kitchen, paininting inside and maybe an internal wall may be recommended to come down to open up the place. Problem is I need advice on what to do. This stuff doesn't come naturally to me (interior decorating stuff) and I have no idea where to start or what this would cost. should I go through someone who does the whole lot from top to bottom or should I get individiual quotes etc etc. ALso, if the block was subdividiable (about 840sqm) I would knock over and build on half as kids are teenagers now and I don't need the large yard. so confused, don't know how much to spend on renovation because it will overcapitalise however I want to be happy living here so need to do something. That will give you an idea of budget. Then you can work out a budget for each room. If you're not handy, labour will make up the bulk of your costs. Getting some quotes for things is a good idea. I'm not familiar with that area, but you could ask council if they are considering zoning changes. If you only want half a house surely you could find one in same price range in your area? I know in my area, full block with old house is about the same cost as newer house on half block.
