Browse Forums Renovation + Home Improvement 1 Apr 11, 2013 2:31 am We're planning on moving to Geelong and have seen quite a few homes for sale that need a lot of renovation. We're brave (and maybe stupid enough) to take on a big job and were hoping we could get some help with the following as we are not familiar with the area. We're Victorians, but have never lived in Geelong. 1) Architects? Any suggestions? It will be a period home with more contemporary extension. Or even a draftsman/woman who does great design too. 2) Builders 3) One of the houses we're interested in is zoned Residential Zone 3 and we read somewhere that there is a maximum height of 9m for building? We were thinking that we'd go up and are not sure whether this restriction makes it impossible? 4) Some of the houses have a lane/ROW and we'd really love to build a garage with a studio apartment on top. Has anyone else built anything like this in Geelong? Any other ideas, hints and tips would be greatly appreciated. Thanks for your help! Re: Renovation/Extension in Geelong 2May 22, 2013 9:06 pm Hi there, I work for a Melbourne based firm who specialise in contemporary additions to period homes. We often undertake work in and around Geelong and the Surf Coast. If you're interested, I can pass on our details and you can review our website. With regards to item 3 below, the RZ3 does have a height limit of 9m, unless the existing building is higher than this. Typically, 9m is more than enough for two storeys (assuming you didnt want to go to 3!). Your greater concern would be if there are any other overlays in the area which would restrict you from building a modern, two storey addition to a period home (Heritage or Neighbourhood Character Overlays for example). You can find this out by looking up your property on the Planning Maps Online website. http://services.land.vic.gov.au/landcha ... sIntro.jsp Hope this helps.
