One builder quoted us $220K but another builder under "cash" said about $154K. This eventually was readjusted to $250K with all the fancy things they architect had put on the plans. Once we knew this we went back to the architect to make adjustments and was told her fee would cost no more than an extra $1000. This has now blown out to $1600. I don't feel that we should have to pay the extra $600 as at no time did she mention that the quote was for only a one or two sketches. Taking into account that all the changes were based on her not being happy with what we had proposed. Has anyone been in the same situation and if so, what was the outcome. The brief should include the various stage of design through to working drawings. You should be consulted through the process and agree to the design. Once you've been given a set of working drawings and decide you want to change them again because tenders have come in too high then it's not unreasonable to be charged for this. $6.6k isn't unreasonable as architects fees go. I'm assuming you didn't actually deal with a draftsperson and it is in fact a registered architect? And as an ex-architect let me give you a bit of advice for free - no architect will ever design you a building and be able to accurately estimate the construction cost. Real world building cost will ALWAYS be higher. Every time. The exception being if they've got a design business that is tied to a specific builder who provides the construction figure.
